★★ The pattern, stated plainly

Four of the five fastest-rising markets are in the bottom half of the price table. New Ulm at $251,306 rose 8.2%; Marshall at $220,083 rose 8.1%; Worthington rose 7.0%. Minneapolis, at $388,865, rose 1.8%.

★★ Which lines up uncomfortably well with the loan forgiveness geography. The rural programme pays $33,000 a year for practising outside the metro and outside the five excluded cities, which is substantially the set of markets appreciating fastest. A physician who takes a rural placement for the award is also buying into the faster-moving half of the state's housing.

★ We are not going to dress that up as a strategy. One year of data is one year, these are small markets where a handful of sales moves the number, and a typical value is not a valuation of any house. But the direction is unanimous, which is unusual enough to be worth naming. The geography rule.

★ The five excluded cities, in the data

Four of the five appear in the table: Rochester +4.0%, St. Cloud +2.6%, Mankato +2.9%, Duluth +5.7%.

★ Duluth is the notable one. It is the second-cheapest of the four and rose the fastest among them, and it is excluded from the rural programme. A physician at Essentia or St. Luke's is in a rising, affordable market and outside the rural route by name. Buying there.

★ Moorhead does not appear. It sits inside the Fargo, North Dakota metro in this series, so there is no Minnesota metro row for it and we publish no Moorhead figure rather than borrow a neighbouring one.

★ What these figures are not

  • Not a forecast. One month's typical value and the change through it.
  • Not neighbourhood-level. "Minneapolis" spans Edina and north Minneapolis.
  • Not stable in the small markets. New Ulm's 8.2% comes off a small base and a thin transaction count.
  • Not a valuation. The appraisal on your file is the only figure that governs your loan.
