Most physicians asking about Minnesota loan forgiveness ask the wrong question first. The amount is not the variable. The geography test is.

★★ Why a place test and a designation test behave very differently
A place test is answerable from a map. Is the city or township outside the seven-county metro, and is it not Duluth, Mankato, Moorhead, Rochester or St. Cloud? You can settle that yourself in a minute. The five cities.
A designation test is not answerable from a map. Federal shortage-area designation attaches to a geographic area, a population group, or a specific facility, and two employers on the same street can differ. You cannot look at a city and know.
★★ Which has a practical consequence most coverage misses. If you are in rural Minnesota, you can assess your own eligibility. If you are in a city, you have to ask ORHPC about your specific site. A physician who assumes "I'm urban, so I'm out" may well be wrong in their own favour.
★★ The urban deadline that interacts with a house purchase
The urban guidelines state: "Participants must begin their service obligation under this program no later than March 31, following selection."
Selection follows a cycle that closes 6 January. So the window between being told you have an award and having to be in post is short, and it lands in the first quarter.
★ For a physician who also wants to buy rather than rent, that compresses two things into the same weeks: relocating for a March start and getting a mortgage closed. The physician product's 150-day contract window is what makes that sequence workable. The timing rule.
★ Can you move between them?
We are not going to tell you that you can. The guidelines we read describe each programme's own obligation, require participants to "complete their residency program as originally stated in their application", and say participants must live and work in Minnesota.
★ A change of practice site mid-obligation is exactly the sort of question that belongs to ORHPC rather than to a lender guessing at a contract's terms. Ask them before you move.
