The mortgage side usually works. The forgiveness side is a question for ORHPC rather than a question we should answer for you.

The mortgage side

Physician portfolio programmes are generally written to include dentists alongside physicians, with the same mechanics as the rest of this site: qualify on a signed contract, up to 150 days before the start date, with programme-specific treatment of student debt.

The exact credential list belongs to the lender and changes, so we publish none. Send the credential. Why no list.

★ The forgiveness side, answered honestly

The three programmes we read in detail are the Rural Physician, Urban Physician and Rural Advanced Practice Provider programmes. Their published eligibility names physician specialties and advanced practice nursing and physician assistant roles. Dentistry is not among the rows we read.

★★ What we are not going to do is conclude from that there is nothing for a Minnesota dentist. ORHPC administers a broader set of health care loan forgiveness programmes than the three we studied for this site, and the right move is to ask the office directly rather than take a lender's incomplete reading of a state agency's portfolio.

ORHPC: 651-201-3838, health.loanforgiveness@state.mn.us. That is a five-minute call that could be worth a great deal, and we would rather send you there than guess.

★ One thing that will apply either way

Minnesota's geography logic. If a programme does cover you, the question will be the same one physicians face: does your practice site sit in a designated rural area (outside the seven-county metro and not one of Duluth, Mankato, Moorhead, Rochester or St. Cloud), or in a federally designated shortage area.

★ Worth knowing before you choose between two practice locations. The carve-out.

★ The thing dentists bring that physicians often do not

Practice acquisition or build-out debt.

That is a commercial obligation sitting alongside the personal file, and it behaves differently from student debt in underwriting. If you are buying a practice and a house in the same year, say so in the first conversation rather than the third. The sequence matters and we would rather plan it than react to it.

Minnesota specifics that apply the same to you

  • One conforming limit, $832,750, in all 87 counties. Why that simplifies things
  • Deed tax .0033, mortgage registry tax .0023, plus .0001 each in Hennepin and Ramsey until 1 January 2028. Both
  • Every metro rose; the cheapest rose fastest. The table

Frequently asked questions

Can a dentist get a physician mortgage in Minnesota?

Usually yes. Physician portfolio programmes are commonly written to include DDS and DMD credentials alongside physicians, with the same mechanics: qualifying on a signed contract up to 150 days before the start date. The exact credential list is a lender term that changes.

Do Minnesota's physician loan forgiveness programmes cover dentists?

The rural and urban physician programmes publish a specialty list of primary care physicians, paediatrician, family practice, internal medicine, psychiatrist and OB/GYN, and dentistry is not among those rows. The Office of Rural Health and Primary Care administers a broader set of health care loan forgiveness programmes, so ask that office directly rather than assuming nothing applies.

How does practice acquisition debt affect a dentist's mortgage?

It is a commercial obligation that sits alongside the personal file and behaves differently from student debt in underwriting. If you are buying a practice and a home in the same year, raise it in the first conversation so the sequence can be planned.

Does the five-city rule apply to non-physicians?

The rural geography test in Minnesota Statutes section 144.1501 is the definition the rural programmes use, so where it applies it excludes Duluth, Mankato, Moorhead, Rochester and St. Cloud regardless of profession. Confirm with the Office of Rural Health and Primary Care which definition governs the programme you are asking about.
